ADVICE ABOUT RENTING A FLAT OR HOUSE IN BRIGHTON AND KEMP TOWN

  • Make sure you choose a house or flat to rent that is within your budget. It is very easy to be tempted to choose a property that is more you can comfortably afford.
  • Make sure we understand and are clear about your criteria for a flat or house. (The location, your budget, furnished/unfurnished flat or house, when you will need to occupy the property, tenancy period, number of bedrooms and any other information that is important to you).
  • You should expect to pay a deposit of at least one months rent, plus a security deposit. In certain circumstances there will be administration charges.
  • We always require references.
  • Make sure you read and understand the tenancy agreement. The Citizens Advice Bureau may offer to check this for you. Make sure you understand what is NOT included in the rental price, such as council tax, utility bills, ground maintenance etc.
  • We will provide you with an inventory. Make sure you examine this thoroughly and keep a copy.
  • Every property is different, make sure you check for any restrictions such as, noise, sub-letting, pets etc. Are you allowed to redecorate?
  • If there are any defects in the house or flat you should notify us in writing as soon as they become apparent (even if you do not want them remedied).
  • Make sure you understand what is covered under maintenance agreement (cookers, boilers, refrigerators, radiators etc.).
  • Under all circumstances you should deal through us, you will not have to deal with the landlord. Should you have any problems or queries, direct them to us first.
  • Other issues to consider are: Parking, neighbours, noise levels, public transport availability etc.

It is a good idea to provide a small welcome pack of flowers, milk, bread, tea etc with a brief welcome note, on the day your tenant moves in. This shows that you are a considerate landlord and reduces the gulf between landlord and tenant. Little touches like this, shows the tenant that there is a human being behind the scenes and lessens the potential for problems at a later date.
